What areas in Yaletown in your opinion are THE BEST!!?? Downtown West off Robson or Beach Crescent, False Creek North?
I just finished doing Agents Open houses and another Realtor and myself went and checked out Atelier on Robson, corner Homer Street, which falls in to the Downtown west category. It completed in August 2010 and was developed by Magellan2020. Nice building, 24 hours concierge and security, 33 floors, 202 units total, Amenities include fitness center, steam, hot tub, Yoga studio and community garden.
The place we saw at Atelier is 1603-833 HOMER ST - V6B 0H8 MLS®: V852355 a 2 bedroom, 2 bathroom and den with in suite storage and 1 parking. The unit is well laid out and has 1171sqft. It's facing NE and over looks the library and the Tinseltown area. The finishing were very nice, granite counter tops, dark wood color scheme, tile back splashes and engineered hardwood floors. This unit is priced at $989,000 which comes out to $844/sqft.
Now.....to compare lets look at a completley different area in Yaletown, False Creek North.....
A great building, Park West 1 has 2306-583 BEACH CRES - V6Z 3E6 MLS®: V853755 listed. It's also a 2 bedroom 2 bathroom and den, 1 parking 1 storage locker with gorgeous water views, Granville Island and George Wainborn Park. This unit is 1054 sqft,open layout with lots of light, corner suite and granite counter tops. The building was done in 2004 by Concord Pacific and is equipped with Resort like amenities including top of the line amenities such as 24H Concierge, indoor pool, jacuzzi, exercise center, theater, guest suite and community garden. This unit is priced at $889,000 which comes out to $843/sqft.
If you look at price per square foot it comes out to be the exact same. The difference is in total asking price, Atelier is $100,000 less with 100sqft less, new vrs older and location, Robson vrs Beach Crescent. I'm asking you....which one would you pick?
